Congratulations on finding your dream home! Closing day is an exciting time for buyers, as it marks the official transfer of ownership of the property. To ensure everything runs smoothly, it’s important to know what to expect on closing day. Here are some tips to help you prepare:
1. Have all your documents ready
You'll need to bring your driver's license, proof of insurance and any other paperwork required by your lender or the closing company.
2. Confirm your funds ready
Typically at closing you will be paying your down payment and closing costs. Make sure you have the funds required to close the sale and properly filled out according to your lender's requirements.
3. Take the time to read over the documents
There will be a number of documents you will be reviewing and signing. Take the time with your attorney to read over all the documents carefully. Ask questions if you don't understand something.
4. Make sure all contingencies are satisfied
Usually your attorney and lender will review all documents prior to closing and signal you are "Clear to Close" once everything has been confirmed. However, you will also want to make sure all contingencies have been satisfied, such as inspections, agreements and appraisals.
5. Find out who will be attending closing
You'll want to know who will be attending the closing. Typically, your realtor and attorney will be there with you, along with a representative for the seller. Buyer's also may have the choice to have their attorney attend on their behalf, if they prefer not to attend.
