Secure Lender Pre-Approval
The ability to position a strong winning offer on any property you are interested in, is to have a pre-approval letter from your lender. This letter indicates you can afford and secure the financing to purchase the property you are interested in. The pre-approval letter will let the seller know that you’re serious and are fully prepared to buy their home, putting you in a stronger position than other potential buyers.
We recommend this early in your new property search, because it will determine how much home you can afford and allow us to properly set up your search criteria. Then we can start to review the market for the properties that best fit your needs and are within your budget.

Finding the right Properties
In addition to tailored, real-time email notifications sent directly to you of new property listings that meet your requirements, we also have access to homes that may never come on to the open market. Through the Coldwell Banker Realty® network, we can provide you with access to exclusive, private inventory that you won’t find on Zillow, Realtor.com, or other brokerage sites.
Once you have determined the properties you would like to view, I will schedule and meet with you to tour the properties and be able to answer your questions or connect with the listing agent to get more details, as needed.

Submitting a Winning Offer
I will provide you with an educated and informed view of the market as we negotiate an offer for the property. In addition to price, there are multiple ways to structure an offer that will stand out to be competitive in multiple offer situations. Powered by real-time data and years of market experience, I can ensure that you’ll find the right home at the right price.
Once the offer is written, I will present it to the seller’s agent. At that point the seller can accept your offer, reject it or counter it to start the negotiation process. I will work with you to plan a strategy to ensure the most advantageous terms and acceptable pricing for you and your budget.

Congratulations! Once your offer has been accepted by the seller, the closing process begins.
It is at this point you will have a period of time to have your attorney review the contract and ensure the property you are purchasing is acceptable. I will continue to work with you, your attorney, home inspector(s) and the appraisal company to keep the closing on track - as well as answer questions and be present for inspections.
As we approach the closing date, I will continue to keep in direct contact with all involved parties. Working on your behalf, I can quickly address any issues that may arise or keep you updated on the process.
On closing day, we will do a final walk-thru of the property, confirming that the home is in the agree upon condition and you are ready to close.
